When JP Hewitt first stepped into real estate around 2020, it wasn’t part of some long-mapped career plan. Instead, it was the natural evolution of relationships, curiosity, and a knack for working with people. Today, as a land agent with G7 Ranches at Coldwell Banker Select, Hewitt has built a business rooted not just in transactions, but in trust, storytelling, and the unique character of land itself.
An Unexpected Beginning
Before real estate, Hewitt owned a high-end outdoor store in Tulsa, where he developed deep connections with customers who shared his passion for the outdoors. He still owns the business today. It was there that he met Greg Ganzkow, a longtime customer who would eventually play a pivotal role in changing the trajectory of Hewitt’s career.
Ganzkow saw something in Hewitt—his ability to connect, his product knowledge, and the way he served clients—and believed those skills would translate seamlessly into real estate. What started as a suggestion gradually became a push, and ultimately, a leap of faith.
“I’m glad he did,” Hewitt says of Ganzkow’s encouragement. “It’s been great. It’s been super fun. It’s allowed me to meet a bunch of new people and learn a lot of different things.”
That leap launched Hewitt into a niche of real estate that feels tailor-made for him: land, ranches, and recreational properties.
More Than Just a Transaction
For Hewitt, real estate is far from a numbers game. While he logged an impressive $59 million in volume in 2025, what stands out more is how he approaches each deal.
Much of his work involves larger tracts of land—properties that often carry family history, emotional weight, and long-term significance. These aren’t just assets; they’re legacies.
“There’s usually some history tied to the property,” he explains. “You’re helping guide people through those situations and figure out the best direction to take.”
That guidance often means navigating complex decisions with sellers, while also working closely with buyers—many of whom are searching for something highly specific. Hewitt frequently deals with off-market opportunities, requiring creativity, persistence, and a deep understanding of both sides of the equation.
“It’s about hearing what buyers want and figuring out how to make it happen,” he says. “I enjoy those challenges.”
The Appeal of the Deal
Ask Hewitt what keeps him motivated, and his answer isn’t tied to awards or accolades. It’s the experience itself—the ever-changing, never-repetitive nature of the work.
“I enjoy the ride of the deal,” he says. “Every deal has its own unique quirks.”
That variability is especially true in land transactions. Unlike residential homes, which can sometimes blur together, every piece of land is distinct—different terrain, different uses, different stories.
“With land, every property is so different that you never get bored,” Hewitt notes. “It always feels new.”
That sense of discovery keeps the work fresh and engaging, even as the years go on.
Where Work and Passion Align
Outside of real estate, Hewitt’s interests mirror the very properties he represents. He’s an avid outdoorsman who enjoys fly fishing, hunting waterfowl and upland birds, and spending time immersed in nature.
It’s a lifestyle that aligns seamlessly with both his background in the outdoor retail space and his current work in land real estate.
“It all kind of falls in line,” he says. “What I do for work and what I enjoy doing—it all connects.”
That authenticity resonates with clients. When Hewitt talks about a property, he’s not just discussing acreage or boundaries; he understands how the land can be used, experienced, and appreciated.
Advice for the Next Generation
For those considering a career in real estate, Hewitt offers advice that’s both simple and refreshingly honest: don’t be afraid to fail.
“It’s probably cliché,” he admits, “but if you’re trying not to make mistakes, it’s going to hold you back.”
Rejection, missteps, and learning curves are all part of the process. Rather than avoiding them, Hewitt encourages new agents to embrace them.
“Everybody’s going to make mistakes and hear ‘no,’” he says. “That’s part of growing. We’re all still learning every day.”
It’s a mindset that reflects his own journey—one built on openness, adaptability, and a willingness to step into something new.

At the heart of Hewitt’s approach is a genuine investment in people. He strives to be more than just a facilitator of deals; he wants to be a steady, reliable presence throughout the process.
“I’d say I’m personable,” he reflects. “I genuinely care about the transaction and the process.”

“Not everything goes as smoothly as you want,” he says. “But we’re going to figure it out one way or another.”
